Ria, I think that M is on a sticky wicket, here. I agree that the landlord should provide the tools but it is up to the tenant to maintain as far as possible, unless otherwise stated.

The original work might have been done to a poor standard but as soon as it started to deteriorate M should have been on to the landlord to point it out. This is going to take a lot of diplomacy and some give and take - on both sides.

My initial choice would be to do it face to face with the landlord, if at all possible, and leave the agents out of the loop. It is how I work with my landlord and it has saved us a lot of grief, stress and money - she pays and I pay, she saves and so do I. Seventeen years we have been at it. :D

It’s always wise to buy the freehold. When we were finished ploughing through the legalities here, our solicitor was insistent that we get the freehold, as there were only 60-odd years left on the ground lease which would make it very difficult to sell as years went by, as lenders won’t lend for leasehold properties which don’t have a lot of years left on them. There was a slight wrinkle as it had formerly been retail and residential, which could have meant going to court and costing lots of money, instead of being entitled as of right as is the case with wholly residential properties. However, thankfully our solicitor had been involved in a similar case that set precedent, and in the end, it only cost a couple of hundred. I remember my father making sure we bought the freehold on our previous house.

Buying the freehold is not the problem here, it is not even an option, it is a tenant and a landlord problem. This needs both of them to work together and sort things out between them.

Buying freeholds / leaseholds is a totally different matter.

M is a tenant with a sh1t garden and part of that is down to her. She let it get that way. She now has to sort that out with the landlord.... she ain't going to buy the leasehold, or freehold to sort it.

It's hard to accept, I know that, but it is what it is.

We rent and it again the rental said that we were responsible to maintain the garden ,there was a mower in the garden shed and it has just packed up the flex going into the handle had tape wrapped around it.
It is included on the inventory,so I took a picture and WhatsApp it to the landlady who said it is not mine I have never had a mower there must have been left by a previous tenant.
She also commented that it doesn't look for for purpose.
When I said it's on the inventory her reply was that the agents must have assumed it was here and included on the inventory.

However she went on to say that she would get a mower if I was ok to cut the grass OR she could make arrangements for someone to come regularly to mow the lawns.
Am happy to do the job myself.
