Thanks all .... the stress starts here ..... :D

Interestingly, a house in our cul-de-sac (slightly bigger than ours) has just gone on the market at £375K. :shock: When I saw the local agents this afternoon to arrange a visit, they asked me what my minimum price would be. I named a figure; they pulled a face - "That's a bit conservative".

I said, "Well, there's no point in putting a ridiculously high price on it - like that one your trying to sell already in our road", pointing to the picture on their wall display.

"We've already had 4 offers at that asking price," they said.

Cue one shocked Ostrich .. :o

that sounds very exciting Ossie... and definitely go up on your price, people offer less than asking anyway

And agree, it's a lovely part of the UK you've chosen to move to - good luck and I really hope you sell soon, find a comfy rental and then find just the most pefect home!

Yes, we're meeting the estate agents here next Tuesday so we'll discuss the price again with them then. We're aware certain work could be done on the house, but we'll market it "as found" and be prepared to take a small hit if needs be. But I don't want to put it on the market initially at a "crazy" price. It's a question of finding the right balance ...

We can't match their price, saundra, it's a bigger house (possibly 5 beds to our 4) and I think it's got an extension / conservatory. But £375K is certainly eye-watering; I wouldn't buy it! The hope is that if there's some disappointed punters who like the area, they might just go for our smaller house with a bit of wriggle room to do it up. Don't get me wrong, ours is not about to fall down, we've spent around £8k in the last year on painting / new central heating / updated lighting, but another £5k on kitchen flooring / garage / garden wouldn't go amiss. If we don't sell (in say 6 months) and decide to stay, that work is what we would be doing in the Autumn, anyway. It's just normal wear 'n tear on a 15 yo house ....

That's the game plan anyway.

Now, please 'scuse the Ostrich, because Ossie's off to do weeding >>>>>>>>>>>>>>> :lol:
