Sorry to read that, Ton. But sometimes you have to do ....

Nevertheless, I do wonder about the estate agents sometimes, certainly over here. I think they inflate prices too readily - our neighbour opposite has decided to move and on the agents advice, put it on the market at £350k. What?? IMHO, that's £30-40K overpriced (not that we'd say anything to him, of course). I don't care if it is in pristine condition, it's nothing more than a tiny Bovis out-of-a-box-house, just like ours. Needless to say, 5 months on, it's unsold. He has "justified" the price by saying that other similar properties on the estate are being marketed around that price. But guess what - they're not selling either! He is now talking about dropping the price a bit .... I think, seeing as we're coming into winter, he'd be better off removing it and trying again fresh next year.

That's t'other thing - I don't know if it applies in your neck of the woods, Ton - the house selling trade can be quite seasonal. Here, we are in a "good schools catchment area". So house hunting tends to start in the early spring and peaks in August! Do you have a similar season your way? Is it better in the winter when all the fed-up northern Europeans are looking to move to a more congenial climate? :D

This month onwards, really Ossie, for selling. Until about April. Then it peters off, for selling. We get a lot more viewings, in the summer

We do get a lot of french, English, Irish, Dutch and German tourists during the winter.

but also a lot of Portuguese too - and the people coming again later are Portuguese.

It's tough having to accept a drop, Ton, but honestly, if it achieves a sale, won't it be worth it.

It will Osc, if the house we want will also drop.

But there is another one we'd like to see, 25,000 less, slightly bigger house, slightly less land, but until we see it, can't really decide.

But this is our first 2nd viewing, so keeping everything crossed

Fingers crossed Ton...I have a good feeling in me water about this viewing.

Perhaps dropping the price will be the push it needed.

Good luck! xxx

We'll be sat outside, with everything crossed.

Yesterday, they didn't want to look around, just ask the price, but came inside anyway and the bloke asked Grumpy if there was a garage, so he took him there and also showed him the triple back gates, for his brand spanking new Merc ;)

As he went out, he said to me that he really liked the garage

Must be a man thing
