The Scottish system is quite different from the English system. There is no chain as such in Scotland, once you have signed the missives you are legally committed and can't back out except for extreme circumstances. I know this because I backed out of a new house purchase when they didn't turn the water off at Christmas, the pipe to the water header tank burst and it flooded the entire house for about a week before they noticed it. We bought the house next door after they completed the build.

It makes things a lot easier in Scotland although if your personal circumstances suddenly change after signing the missives it can be a minor nightmare.

If we pull out of the buying, after signing the promissary contract, and paying the deposit of 10'%, we'd have to pay the owner twice the deposit :shock: :shock:
