And that's us.

The one for sale at 195,000

Kaz in the options choose 100,000-200,000, then Olhau and it's the second one, at 195,000 :)

He's the only one in the village Di - so we'll stick.

And he will only charge us between 2 and 4 %, depending on who finds a buyer, him or us. :roll:

If we go elsewhere, it will be 5% and we'll probably have to get a lawyer too, which will be another 1%, at least.

But it's been for sale for...ever? ;)
His website is rubbish and the pictures aren't very good either - if it's the only place potential buyers can see it, unless they happen to walk by, it's not going to make them jump up and down with excitment.
It's a lovely, lovely house and garden and it's not being presented well at all :(

Tbh by now I'd rather pay a little more and have a better chance of selling - what about ones in Olhau for instance?
And you can always try and negotiate with another one on price x

Wow that sounds like a huge % to me - most in this city charge 1% and one new one I saw the other day is charging 0.5% :shock: 8-) :D I guess that's the going rate for Portugal then :o :(

Off now to try to find it using yours and Di's tips >>>>>>>>>>>

I kind of get where Di is coming from, it's not at all easy to navigate, and although I can see the house is gorgeous and beautifully looked after the pics are a bit dark.........

The house is stunning Ton, there must be a reason it isn't selling and if it isn't price (looks good to me) and presentation (can't be, as the house is immaculate) then it could be an issue with the agent :?

Wish it was that simple Kaz.

Speaking to people in variopus parts of Portugal, they've been on the market longer than us, with stunning houses.

it's just the way it is over here at the moment.

But agreed, crappy photos. I'll ask him to do some more, I think.

And the % is the going rate here :evil: :evil: :evil:

if we get another agent, they will chrge us 5% even if we find a buyer :evil: :evil: :evil: :evil:

Very bizarre.

We'd just come inside - it as raining :roll: :lol: :lol: - and Era, a large estate agency, bloke rang the bell, Would we like to use them, rather than Bonau. Erm, no thanks, they're one of the ones who would charge us 5% and expect us to pay them, should we get buyer.

About an hour later, riiiiing on the door-bell. Togoforhomes. Would we like to advertise with them? Again, no thanks. We take the photos, we do the blurb, they put it on their website, we pay them and also a solicitor.

So things are picking up locally - just veeery slowly.

Due to the way things work here Di, he's affiliated with three in Olhao, three in Faro, the only one in Moncarapacho and two in Tavira.

If another agency brought a buyer, they'd share the commission.

When we looked at a house near Ourique, two agents, from the same firm turned up. One because he had the keys and his office were advertising it (but despite numerous phone calls and e-mails, we'd never spoken to him) and the other one because he was the one we'd been talking to.

As we always say - weird - but this is Portugal :roll:
